Moving Out

In Ontario, your termination date must be at least 60 days after you give your landlord (or property manager) your written notice that you plan to move. Also, the termination date on your notice must be the last day of the rental period (e.g., the last day of the month). If you signed a fixed term lease, then your termination date cannot be earlier than the end date of your lease.

Please see Part V (sections 44 and 47) of the Residential Tenancies Act, 2006, for the legislation governing the termination of tennacies in Ontario.
    Send your written notice:
  1. Download Form N9 Tenant's Notice to End Tenancy,
  2. Carefully read, fill out, sign, and save form N9 (download the free Acrobat PDF Reader if needed),
  3. Email your completed form N9 to leasing@nomadhomes.com as an attachment,
  4. Important:
    • Your termination date must be at least 60 days after you give your notice,
    • Your termination date must be the last day of a rental period (e.g., the last day of the month),
    • NomadHomes is not your landlord (see page 1 of your lease for the name of your landlord),
    • Each person on a joint tenancy lease must send their own form N9 with the same termination date.

  5. Before moving, ensure that:
  6. Your unit is thoroughly cleaned (let us know if you need to hire a cleaner),
  7. Any damages are properly repaired (let us know if you need to hire a contractor),
  8. All your belongings are removed, including any garbage and recycling,
  9. Utilities are left on until the last day of the month,
  10. Keys are returned to our office at:
    1201 Division Street, Suite 202
    9am to 5pm, Monday to Friday
    Email leasing@nomadhomes.com if you need to make other arrangements for key return.
