Leasing

This section answers common questions about leasing with NomadHomes.

As stated in section 17 of the Ontario Standard Lease, each tenant is responsible for ALL tenant obligations, including the full amount of rent. If your joint tenant fails to contribute, the landlord may seek full payment from you (or your guarantor). Choose house mates who take their responsibilies seriously.
You are legally required to give us at least 60 days written notice before your lease ends. Please use Tenant's Notice to End the Tenancy (LTB form N9).

Rent Payment

This section answers common questions about paying your rent.

We accept email transfers, post-dated cheques or cash paid in person at our office.
You will have 14 days to pay outstanding rent owed, otherwise we may be instructed to file an L1 application with the LTB to evict a you (and any joint-tenants) for non-payment of rent and to collect rent that is owed.
Rent is due no later than the first day of each month.
Any rent not paid in full on the first of the month is overdue, afterwhich all joint-tenants may receive a Notice to End a Tenancy Early for Non-payment of Rent (LTB form N4).

Maintenance

This section answers common questions about maintenance and repairs.

For routine maintenance please use the Maintenance Request form on our website. For emergencies please call 613-985-HELP (4357).
Please call 613-985-HELP (4357) and someone will come to let you in. Please note there is a $40 fee for this service.

Recycling

This section answers common questions about recycling in Kingston.

The City of Kingston provides a collection calendar on their website and a free phone app with automatic reminders.
Blue and grey boxes can be picked up at the Kingston Area Recycling Centre (KARC) at 196 Lappan’s Lane or at City Hall Payment Centre, 216 Ontario St. Green bins can only be picked up at KARC.
No, the city does not deliver recycling boxes or green bins.

Smoking

This section answers common questions about smoking in or on our properties.

All of our lease agreements include a no-smoking clause. The Smoking and Cannabis section on our Resources page has links to smoke free housing legislation.

Utilities

This section answers common questions about utilities.

You should contact the utility company before your lease begins (ideally 5 business days before hand). The Utilities section on our Resources page has links for the major service providers.

Garbage

This section answers common questions about garbage.

The City of Kingston will only pick up one untagged bag of garbage from your rental unit each week. You must purchase bag tags in order put out addition bags of garbage. The Waste Management section on our Resources page has links for where you can purcahse bag tags.
